It is a fact that even the most successful companies rely upon outside financing in order to cash flow a business, an economic down turn, a crisis, an unexpected opportunity or a neccessary investment Component that conventional commercial bank financing simply cannot accomodate. Short term secured commercial mortgage loans are referred to as commercial hard money, or simply bridge financing. A good portion of this article relates to distressed situations. Bridge Capital or a Typical Commercial Bridge Loan is often taken for purposes of expediency, and not avoiding the potential forced sale of a property. The term commercial hard money often is used to describe emergency financing, whereas a "bridgeloan" refers to unconventional commercial loans that simply will strengthen the company until long term financing at the next stage can be accomplished. Frequently a Bridge Loan will rely upon an expected change to occur in the operation or management of the business and / or commecial property that will improve it considerably. Change can include an influx of income, due to a sale of property, a financial settlement, or business receivables. Acceptable lending criteria may also be achieved during the bridge loan process, if the commercial property improves in terms of marketability or certainty of marketability. Often a condominium conversion project , or land development deal, will require bridge financing, prior to a lender offering construction and or permanent financing. The project has usually not received it's building permit, approvals and other key components that would be required for a construction loan, or permanent financing mortgage loan on commercial property. Cash flow and financials may not be strong enough prior to a bridge loan to qualify for an end loan or construction loan.

Sometimes a client and or their broker will migrate from banker to banker with their loan package, in multiple states, for many months and even years without funding their commercial hard money deal. It can be expensive to the owner of the commercial property, in terms of application, appraisal & due diligence fees. There may be other financial consequences affecting the business as a result of the transaction not funding. The process can also be a waste of time for the broker if they do not close and fund their commercial hard money loan on their commercial real estate.
When a commercial hard money loan term sheet is offered, it is generally offered higher a interest rate than within the range of the current industry standard for a commercial loan.
